Pinellas County Short Term Rental Rules
The information below is general information for the residential areas of each city in Pinellas County. There may be exceptions or specific zoning allowed for an area or property within the city that has different regulations. Condominium buildings and HOA communities may have their own rules that may be more or less strict than the city rules.
Local ordinances can change at any time. For the latest municipal rules on short term rentals, please contact the respective city.
Belleair
7 month minimum – no more than 2 tenants per year
Belleair Beach
Within RL district II – 3 month minimum
Belleair Bluffs
3 month minimum and no more than 4 times per year.
Belleair Shore
No rentals allowed
Clearwater
One Month Minimum
Dunedin
3 month minimum except in certain zoning districts including:
TF (Tourist Facility), GO (General Office), NB (Neighborhood Business), GB (General Business), CP (Commercial Parkway), CR (Commercial Recreation), DC (Downtown Core), FX-M (Form-based Medium), FX-H (Form-based High), LI (Light Industrial).

Gulfport
One month minimum and no more than three times per year except in transient zoning areas. Here is a map with the permitted and conditional uses. Please consult the municode for specifics regarding the zoning districts.
Indian Rocks Beach

Indian Shores
Does not have rental restrictions.
Kenneth City
Does not have rental restrictions.
Largo

Madeira Beach
R‐1, single‐family residential district has a 6 month minimum rental term.
R‐2, low density multifamily residential district has a 3 month minimum rental term.
North Redington Beach
90 Day Minimum
Oldsmar
No short term rentals allowed.
Pinellas Park
Does not have rental restrictions.
Redington Beach
Districts 2 and 3 – 181 day minimum

Under special circumstances, a special use permit for such transient rentals in other residential districts may be granted for specified limited periods of time.

Short term Rentals are allow in Residential 3 Zoning District. Tourist homes shall not be located within 1,200 feet of a pre‐existing tourist home.

Pass-a-Grille and RM Zoning district – One month minimum, except 3 times per year it may be rented less than one month.

South Pasadena
Short Term Rentals are not allowed in Residential Single Family Districts.

Short Term Rentals are allowed in some districts.

RU-75 (Single-Family) zoning district – no minimum length, but may only be rented up to 2 times per year.
RM-15 (Multi-Family) zoning district – no minimum length, but may only be rented up to 6 times per year.
Zoning districts CG, RFM-30, RFH-50, PR-MU Core, & PR-MU Gulf Boulevard – short term rentals are allowed.
